Cedar Creek realtor Linda Cahow checked in with us today to share some excited housing market news.

Purchases of new houses rose in April for a second month as the market struggled to recover from a record low.

Sales climbed 7.3 percent to a 323,000 annual pace last month, figures from the Commerce Department showed today in Washington.

The median estimate in a Bloomberg News survey of economists called for sales at a 300,000 annual rate. New houses sold at a 278,000 rate in February, matching the pace in August as the lowest in data going back to 1963.

Good news continues for buyers as the market stabilizes. Don’t forget about the Spring Lot sale – the Cedar Creek staff is standing by ready to answer any questions you might have about any of our beautiful neighborhoods!

Spring Tour Brings Increased Activity, Variety of Purchase Opportunities

Activity is buzzing at a steady pace throughout Cedar Creek. The sprawling master-planned community is featuring three entries on this year’s Spring Homes Tour, which runs through May 1. In addition, prospective buyers can select from numerous purchase opportunities ranging from move-in ready speculative homes, discounted homesites that are ideal for custom-built homes or resale properties.

Stylish homes, prime location and an ample amenities package—Cedar Creek homeowners agree that life within Cedar Creek is like vacation, especially during the year’s warmer months. Several homeowners enjoy Cedar Creek so much that they’ve relocated several times within the community, opting to live in different neighborhoods depending on their lifestyle and current needs. The community encompasses more than 2,500 acres and offers more than a dozen distinct neighborhoods, giving residents the luxury of choice when they’re buying a home.

“It’s a secret that nobody knew about,” said Sonja Midyett, who has lived in Cedar Creek with her husband, Lance, for 10 years. “It’s a beautiful part of Kansas that makes you feel a little removed from the city but close enough that everything is convenient.”

Cedar Creek resident Debbie Miller agreed. She and her husband, Troy, moved to Cedar Creek after their wedding, and found it was the ideal blend of both of their tastes.

“I grew up on a farm and didn’t want to live in a rural area, but Troy did,” she said. “Cedar Creek is the best of both worlds—it has the feel of a smaller community but it didn’t feel like we were far away from the larger metropolitan area.”

The stylish, eye-catching homes of Cedar Creek are certainly one of the primary benefits to living in the community. Yet the extensive amenities package is another advantage. Amenities include: a 65-acre sailing/fishing lake, two-story clubhouse with indoor gymnasium, four lighted tennis courts, Shadow Glen Golf Club, two swimming pools, exercise room, sand volleyball court, playground equipment, picnic tables, and mulched walking trails leading to various private parks and ponds.

Cedar Creek is served by the Olathe School District, including Olathe Northwest High School, Prairie Mission Trail Junior High School, and Cedar Creek Elementary School.  The community is also within close proximity to St. James Academy Catholic High School.

Former Colorado residents make their home in welcoming, amenity-filled community

When David Gaboury’s job transferred him to Kansas City, he and his wife, Beth, began the search for a new home. Beth said the couple “looked everywhere” and visited Cedar Creek thanks to a recommendation from their Realtor.
“We loved Cedar Creek,” Beth said. “We lived in a similar development in Colorado, so it already felt a little like home.”
Located off of Kansas 10 in Olathe, Cedar Creek features 15 resort-style neighborhoods, each of which offers a different lifestyle and aesthetic. Some, including The Links, are maintenance-provided, giving homeowners the peace of mind to travel or spend more time enjoying Cedar Creek’s extensive amenities package.
Prospective buyers interested in building a custom home can choose from a number of available homesites, as well as several builders that comprise Cedar Creek’s award-winning building team. Cedar Creek homeowners Sonja and Lance Midyett opted to build a home, and said the experience was “wonderful.”
Speculative homes are also available and can accommodate a variety of move-in dates. The Gabourys opted for a home on the lake in The Estates of Shadow Lake, an ideal location for David, an avid fisherman.
The stylish, eye-catching homes of Cedar Creek are certainly one of the primary benefits to living in the community. Yet the extensive amenities package is another advantage. Amenities include: a 65-acre sailing/fishing lake, two-story clubhouse with indoor gymnasium, four lighted tennis courts, two swimming pools, exercise room, sand volleyball court, playground equipment, picnic tables, and mulched walking trails leading to various private parks and ponds.
The amenity package is one of the things the Gabourys enjoy most about Cedar Creek, as well as the friendly, hospitable environment that Beth said is ideal for those who are new to the area.
“It’s a great community for people who are transplants like us,” she said. “You don’t have to be lonely. There’s so much to do, you just have to pick up the phone.”
